Shared spaces, washed building by building.

Apartment communities and HOAs have more shared concrete than most people realize, from breezeways and stairs to pool decks and carports. Raincrest plans the washing so residents always have a way to their door and the board has dates it can post.

We work building by building on a schedule you can share with residents ahead of time. Breezeways, stairwells and walkways come first, then pool decks and amenity areas, carports and parking, trash enclosures and building exteriors. Communities often wash common walkways quarterly and full exteriors before a repaint or a busy leasing season.

Pick the surfaces that matter most and we’ll put them on one schedule.

The shared spaces residents use every day.

Residents walk the same breezeways, stairwells and walkways every day, and they notice when those areas look dirty. Gum and spills on walkways, cobwebs in stairwells, a gray pool deck and a smelly trash area all shape how residents feel about where they live. Prospects on a leasing tour notice the same things.

Washing common areas on a regular cycle keeps them looking cared for. Walkways and breezeways are often washed quarterly, trash areas monthly or quarterly, pool decks before and during the swim season and full building exteriors once a year or ahead of a repaint.

Working around residents.

Unlike a store or an office, an apartment community never really closes, so we plan the work with residents in mind. We wash one building or area at a time, keep a clear path to every door and work in the morning on weekdays rather than late at night. You can let residents know which areas are scheduled and when.

Carports and parking areas are washed after residents have moved their cars, often in sections on a set day. Pool decks and amenity areas are washed while they’re closed.

HOAs and boards.

HOA boards often want a set schedule they can plan and budget around. We write every common area into the quote with its frequency, so the board can see what is washed and how often. Pair walkway washing with trash enclosure cleaning and wash building exteriors with exterior washing before each repaint. Boards that keep a vendor file get our certificate of insurance before the first visit, so the paperwork is settled before the crew arrives.

What apartments and HOAs pay for pressure washing

Apartment communities and HOAs usually price toward the low end of the scale, around $0.17 to $0.30 a square foot in 2026 market data. Walkways, breezeways and pool decks add up to a lot of concrete, and large areas earn better rates than small, scattered ones. The price climbs with stairwells, second-floor walkways and trash enclosures, which take more time per foot, and with resident parking that has to be moved before the crew can wash the lot. Pool decks and courtyards near unit doors also call for quieter, daytime scheduling.

Consider an HOA with 14,000 square feet of walkways, breezeways, stairs and pool deck. At $0.17 a foot, one full wash comes to $2,380, and twice a year it totals $4,760. Washing the trash enclosures monthly between those visits is a separate, smaller line. Resident notices, parking moves and keeping walkways open during the wash shape the schedule, and a walkthrough of the community ends with a written quote. The cost guide explains how walkways, walls and enclosures are each priced.
