An office building greets every visitor from the sidewalk. We wash front walks, entry plazas, facades, parking areas and the spots where people gather outside.

Entries, plazas and facades tenants pass every day.

Office tenants and their visitors cross the same few hundred feet of concrete every morning, and building owners hear about it when that path looks tired. Raincrest keeps single buildings and multi-building campuses on schedules that suit the property team.

Office exteriors are washed before tenants arrive or over a weekend. Front walks and entry plazas get the most attention, since every employee and visitor crosses them, followed by facades, courtyards and outdoor break areas, the parking lot or garage and the trash enclosure. Keep the entry on a monthly or quarterly cycle and wash the full facade once or twice a year.

Pick the surfaces that matter most and we’ll put them on one schedule.

The walk from the curb to the lobby.

Every employee, client and visitor crosses the same ground on the way in: the sidewalk, the entry plaza, the steps and the area right outside the lobby doors. It’s where gum, coffee spills and dirt from the parking lot collect, and it’s what people see before they reach reception. Clean concrete and a bright entry tell visitors the building is well run.

We wash that path on a monthly or quarterly cycle, with the facade, courtyards and garage on a longer one. Office plazas and entries are washed early in the morning or over a weekend, so tenants arrive to clean, dry concrete.

Facades, courtyards and outdoor break areas.

Office facades collect road dust and streaks the same way any building does, and courtyards and outdoor break areas pick up food, drinks and droppings from the trees overhead. We wash facades one elevation at a time, clean courtyards and patios around their tables and benches, and wash the walkways that connect them.

For buildings with garages or large surface lots, parking lot and garage washing fits into the same schedule, and exterior wall washing covers the facade.

Campuses and multi-building parks.

Office parks and campuses share walkways, courtyards and parking structures across several buildings. See business and office park washing for how a whole park goes on one plan.

Pressure washing prices for office properties

Office entries, plazas and walkways usually price at $0.18 to $0.30 a square foot in 2026 market pricing, with Reno and Sacramento offices at the lower figure and Peninsula campuses at the higher one. Campuses with wide open plazas price toward the bottom of that range, since the crew covers a lot of concrete with little setup. Entries with stone or tile, decorative planters and outdoor seating take more care and move up. Smoking areas and benches near the doors collect gum and cigarette stains that add passes. Building facades are priced on their own, with height and access setting the rate.

Picture an office building with 6,000 square feet of entry plaza, walkways and a break patio. At $0.21 a foot, each wash is $1,260, and a quarterly schedule comes to $5,040 a year. A garage or facade wash can be added once a year. Weekend and early-morning washing keeps employees clear of the work, and a walkthrough with the property team leads to a written quote. Garage and facade rates are in our pressure washing cost guide.
